Terms of Service

These terms are a plain-English starting point and not legal advice. Have a solicitor review them before relying on them, especially the liability and payment sections.

1. Agreement

By creating an account or using Abode you agree to these terms. If you’re using Abode on behalf of a business (such as a letting agency), you confirm you’re authorised to accept these terms for it.

2. The service

Abode is software that helps landlords, tenants, contractors and agents manage maintenance, compliance, documents, messages and payments. Abode is a tool — it is not a letting agent, a party to your tenancy, a legal adviser, or a guarantor of any work carried out through the platform.

3. Your account

You’re responsible for keeping your login secure and for the accuracy of the information you add. You must be at least 18 and provide correct details.

4. Acceptable use

Don’t use Abode for anything unlawful, don’t upload content you don’t have the right to, and don’t attempt to disrupt or gain unauthorised access to the service or other users’ data.

5. Pricing & payments

  • Tenants use Abode free of charge.
  • Landlords pay a subscription (from £9/month). Fees are shown before you subscribe and may change with notice.
  • Contractors pay a platform fee of 4% on each completed, paid job and keep 96%. There is no subscription or lead fee.
  • Agents pay a subscription based on portfolio size, agreed in advance.

Payments are processed by our payment provider. You can cancel a subscription at any time; access continues until the end of the paid period.

6. Work arranged through Abode

Where a contractor is engaged through Abode, the contract for that work is between the customer and the contractor. Abode facilitates introductions, quotes and payment but is not responsible for the quality, safety or outcome of the work. Contractors are responsible for holding appropriate qualifications and insurance.

7. Liability

Abode is provided “as is”. To the extent permitted by law, we’re not liable for indirect or consequential loss, for the acts of other users, or for decisions you make using the platform. Nothing in these terms limits liability that cannot be limited by law.

8. Termination

You can stop using Abode and delete your account at any time. We may suspend or end access if these terms are breached.

9. Governing law

These terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales.
